We are a 5 bedroom bed and breakfast guest house, in a coastal seaside town. We are in Argyle Road; a central route into Swanage. The house was built in 1895, and is over 100 years old. Whilst we aim to meet the needs of all of our guests, the period features will make access for less able bodied guests difficult. We have no public ground floor WC's, so this will make it difficult for wheelchair users and less mobile guests. However, we do have an ensuite bedroom on the ground floor.
We are located off the main road with parking on the road at the front of the property.
The nearest shops are approximately 500 meters away.
The nearest bus stop is 50 meters away. Buses run every hour but the service is less frequent in the evenings. The Swanage Steam Railway Station is approximately 500 meters away.
The nearest mainline railway station is at Wareham which is 10 miles away.
Taxis are usually available, and we can book one in advance if required.
We regret that we cannot accommodate dogs.
Brochures are available in large print, but unfortunately we do not supply them in Braille.

Arrival and Car Parking
Check in is from 16:00 when we will be here to warmly welcome you. Earlier arrival can be arranged in advance. We will offer assistance with luggage.
Main Entrance and Reception
There is a small step of 4cm at the entrance gate. The path to the house is four footsteps before an ascent of five stone steps and then a further one step into the house. This step has a wooden lip of 2cm in height.
The front door is locked and to enter on your arrival you will have to ring the door bell. You will then be given your key enabling you to enter and leave freely.
Public Areas - General (Internal)
The house is large and tall in height consisting of 2 floors plus the ground floor.
The reception hall includes the Breakfast Room. There is a bedroom on the ground floor next to the Breakfast Room.
There are 11 stairs from the hall to the landing between the first and second floors and leads to the public toilet. From this landing are three further steps which lead to the first floor landing accessing the first bedroom of our five bedrooms. To the right is the first bedroom with en-suite bathroom. Next door to this bedroom is the second bedroom with private bathroom.
Opposite the bathroom is a third set of 11 stairs that lead to the linen cupboard between the first and second floors. A further three steps lead on to the third floor landing. On the right is a bedroom with en-suite bathroom. Next door to this bedroom is a further bedroom with en-suite bathroom. We have 5 guest bedrooms; please see the section Guest Bedrooms further in this document.
The House is centrally heated throughout and all rooms have individual thermostatically controlled radiators.
Public Areas - WC
We have a public WC between the ground and first floors. All other WCs are contained within the bedrooms or within the private bathroom on the first floor.
The Lounge/Dining Room has wooden flooring, two sofas - a two seater and three seater. We have a TV with Freeview and DVD.
Breakfast is served in this room and we have five separate tables to service all rooms.
The Garden Area
We have a garden at the rear of the house that is accessible via a side passageway from the front door.
The Balcony Room on the ground floor comprises of a double bed with en-suite bathroom containing a shower, WC and basin.
The Blue bedroom on the first floor has a super king size bed which can be split into two single beds. The bedroom next door (the Burgundy Room) includes a super king size bed and a single bed.
The Blue bedroom on the first floor has an ensuite bathroom containing a shower, WC and basin. The Burgundy bedroom has a private bathroom with shower, WC and basin that is two footsteps from the bedroom.
On the second floor there are two double bedded bedrooms. The second floor is in the eves of the house. The bedrooms on the second floor both have ensuite bathrooms containing a shower, WC and basin.
All bedrooms are fully carpeted and have hot drink making facilities, TVs, alarm clocks, silent running fridges, safes and hairdryers.
All beds have hypo-allergenic duvets and pillows.
There are wardrobes, chest of drawers, bedside cabinets and seating areas in most rooms.
There is an information book in each room containing a guest guide and guest house safety information, etc.
There is an emergency call point on the ground, first and second floors as well as fire extinguishers in all halls and on landings.
In the event of a fire the fire alarm will sound. Please advise us if you have a hearing impairment as you might not hear this. In the event of power failure the emergency lighting will illuminate the hallway and stairs showing the way out.
The building will be evacuated in an emergency via the stairs and through the front of the house via the front door. If this exit is blocked, there is an exit via the lower ground floor.
Smoking is not permitted in the house but is permissible in the garden.
We are happy to cater for special diets - please advise before arrival.
